Every contractor knows the feeling: the homeowner’s excited, the project’s mapped out, and everyone’s ready to roll — until the project financing doesn’t come through for the full amount.
At Salal Dealer Direct, that’s not the end of the story. It’s where our partnership really begins.
If a customer is denied the amount they hoped for, we don’t just walk away. Instead, we work together to find a financing path that fits their needs and budget — one step at a time.
Why Project Financing Gets Denied
Loan denials can be frustrating, especially when the project is ready to go. But often, there are clear reasons behind the decision. The most common include:
- Low credit score — A credit score below lending thresholds can limit approval amounts or result in a denial.
- High debt-to-income (DTI) ratio — If a customer is carrying a lot of debt compared to their income, lenders may see them as too high-risk for additional loans.
- Derogatory credit history — Recent delinquencies, bankruptcies, or collections can negatively impact loan eligibility, even if the customer’s current financial situation has improved.
Understanding these factors helps set realistic expectations — and opens the door for alternative solutions.
From “Not Approved” to “Let’s Rethink This”
Here’s what makes working with Salal different: we’re not just software spitting out decisions. Behind every application is a real person — and a real team — ready to help find solutions.
If your customer doesn’t qualify for their full requested amount, here are a few ways we can help get the project financing moving:
Adjust the Project Scope
Many customers may still qualify for a smaller loan. By trimming the scope or phasing the project, you can help them move forward with a plan that’s within reach — without compromising on quality or craftsmanship.
Add a Co-Applicant
A second borrower — such as a spouse, partner, or household member — may strengthen the application by improving the overall credit profile or increasing the combined income. Co-applicants must live in the home, but don’t need to be listed on the property title.
Include Additional Income
Encourage customers to include all sources of verifiable income, not just wages. This could include Social Security benefits, rental income, or retirement funds — any of which could make a meaningful difference in approval decisions.
Resubmit with Clarified Info
Sometimes a loan is denied due to missing or unclear information. Our team will review the denial reason with you and the customer and help resubmit the application with corrected or updated documentation — often leading to a better outcome.
